He (HS guy) was will to negoiate some on price.

I paid $7800 + tax for a 2003 grandee end-of-year "get rid of it" discount.
I believe a 2004 grandee would have been around $8800 + tax.
My guess is you have wiggle-room in the HS prices. We liked the 2003 better than the 2004 (but we're odd that way). I'm sure the `04 grandee price could have dropped a few hundred if we really tried. $8500 isn't a bad price for a grandee. I will randomly assume that pricing on other HS models will be similarly negotiable.
I'm in Baltimore, MD. Prices vary by region and dealer.

In upstate NY I was quoted:
$7000 Sovergn
$8250 Envoy
$7995 Vanguard
Tax not included

In South Florida I was quoted $6300 for Sovereign w/ cover lift, cover, steps, kit, delivery & install, w/out tax.
Not sure if this matters but that was for 110V spa.

Our Geneva Utopia was $7495. We purchased it in May. $8500 is sounds high. What does it include?

The Geneva Utopia included preaty much the basics for $8500.
Cover lift, steps, 1 yr chemicals, delivery. They may have reduced the price some, since I didn't try to negoiate.
I ended up with the Aspire, $7700 tax included, 2 sets of steps, delivery, crane service, hydrolic cover lift, 1 yr of chemicals and nature 2, extra filters.

Congrats! The price I listed didn't include steps ($150), but it did include cover and lifter with chemicals. We love it!
