Well...we have a new hot tub in my family.

My brother bought a Jacuzzi J-470 this week.

One Dallas dealer wanted: $12,400 + $1250 sound system = $13,650 total.
Dealer just outside of Dallas: $10,000 total with sound system.
Jacuzzi dealers is that a pretty fair price?
He already has doctors note that will mean no sales tax.

He will be placing tub in-ground. Here are the first few pics from the "vault"
being dug for the new tub. He has had an in-ground tub in Colorado for 15 years
so he knows about leaving access/ect. Also he is going to design and have
a "custom automatic draining system" placed on the tub. My brother loves
designing/building stuff, so he says he is going to have a "one button"
draining system where he will push one button and the tub will drain.
It's an idea he's wanted to do for years..finally he has the chance..we'll see
I will post more pics as the project moves forward.

I thought that ground looked somewhat familiar; we used to live in Austin 2.5 decades ago.  It was quite a change from the volcanic/flood sediments from the cascades and the Missoula floods here in the Pacific Northwest.

Looks like it'll be a fun baby!  Enjoy each phase, they go quickly.  Pretty soon it'll be bugging you for college money, or the equivalent thereof.

BNMac...yeah that Austin rock is something else. We are in Dallas,
but lots of it around here. He is having a pool put in too and most of the
pool companies did not want to give him a "fixed price" for the dig because
of the rock issues. So with business really slow for the pool companies he
did get one of the top pool companies to agree to a "fixed dig price".
The dig crew hit lots of rock and it's near zero lot line situation with creek
on backside with no big backhoe access. He is very happy he pressed for
the "fixed dig price".  ;)

Zep - it looks like the project is moving along nicely.  How large is the vault that they built for the 470?  What is the "paint" that they are applying to the interior walls?  Will they install a coping on top of the wall or will that be the finish surface?

The reason that i have so many questions is that I am getting ready to install a tub - D1 Arena - in a similar type vault with a deck to be built around the tub.  Thanks!

Jet Sitter....I will ask my brother about the measurements.
The paint on the inside walls isn't really necessary because no-one
will ever see it, but he is a perfectionist and likes to do stuff like that.
The paint is some kind of special concrete paint and sealer. I will get
the name for you....he bought it at Lowes. They are going to install
coping along the top on Monday and I will post the pics for you to
check out. When you design your vault be sure and leave some
access area so if repairs are needed they can get to it. Also a drain
in the vault is helpful in case rain or a leak would ever cause water
to accumulate. And of course have them leave a pvc pipe in the vault to
bring in the electric. When you get ready to start let me know and if you
want you could e-mail or even call my brother to discuss. This is his 2nd
hot tub vault. Below is a picture of the one he built in Colorado...notice
the access hatch....he also likes putting in the removeable pool ladders
on his in-ground tubs....once you use the ladder in an inground...you love it.
I also have tons of pictures of in-ground spas if you need to get some ideas.

Jacuzzi Tub delivery day.....

I pull up to my brother's house this morning & see they are already moving the tub in.
I was like "darn I missed watching the fun"...but I was just in time.

dax...Thanks...not much to post yet...the backyard
is still kind of a disaster area...the pool builder went
on vacation for a week and there has been a big slow
down in progress due to the basically solid rock being
right under the lawn surface. All gas lines for the pool
flame pots and the new sprinkler trenches have to be
jack-hammered out...and it being almost 100 degrees
in Dallas and very humid is making it a slow go. City
inspectors and Home Owners Association inspectors
have slowed it a bit too.

The hot tub progress / final touches / landscaping
are slowed by the pool delays. I should have some
additional pics coming in a few weeks.  :)
